design and construction of a project. This method offers the owner the
opportunity to work with the entire project team from the project’s
inception to its completion. The project team consists of the
Contractor, Architect, Engineers and Major Subcontractors. The team
helps to design, budget, schedule, and value engineer. This process
often delivers a more satisfying and useful structure while saving the
owner time and money. |
Construction
Management
JC Stoddard offers
owners and design teams construction management services. These
services include review of documents for constructability issues, cost
estimates, value engineering opportunities, long lead material
identification & scheduling. JC Stoddard can also provide owners with
guaranteed maximum Price (GMP). Once the GMP is accepted the project
begins and all services continue. This process can save the owner
valuable time and money.

Subcontractor Selection
and Support
In a competitive bid market, it is generally accepted that Iow bid is
the sole determining factor in sub-trade selection. At
JC Stoddard,
that is not necessarily so. All subcontractor and vendor bids are
reviewed for compliance with the Documents and for comparable scope.
Stoddard conducts detailed, pre-award interviews with new trades
unknown to us, and same range quotes. All aspects of the project,
including contractual and schedule related elements, relative to their
scope are covered and documented and mutually agreed to prior.
Exceptions noted are reconciled. This minimizes possible conflict.
JC Stoddard, to the best degree possible, includes the sub in compiling
the "big picture", the job schedule. Then, as the job evolves, we
generate "snap shots", short term schedules for use in coordinating
work.
